
The Baton Rouge housing market has been booming since Hurricanes Katrina and Rita. The number of new housing developments is incredible. Areas that were just cow pastures a few years ago are now huge subdivisions. The towns surrounding the Capital City have experienced unprecedented growth as a result. New houses are popping up rapidly in Denham Springs, Walker, Gonzales, Prairieville, Zachary, Baker, and others.
In addition to the dramatic increase in houses in Baton Rouge, the number of apartments has skyrocketed. Take a drive around LSU and you will see huge new apartment complexes that have been built in the last two years. The vast majority of new apartment complexes are upscale, but some have been built for affordable student housing.
The Baton Rouge housing market is booming, yet prices are very low when compared to other cities in the U.S. A house that you could have purchased ten years ago for $70,000 will now cost you $150,000. Then again, you can still find deals if you are patient and willing to search.
If you are new to this part of Louisiana, I want to give you a fair warning. The Capital City is a great city, but it can also be a dangerous one. Like all major cities, there is a lot of crime in certain areas. Generally speaking, do not buy a house North of Florida Boulevard. Avoid all housing that is North of B.R. Also avoid the Gardere Lane, Boulevard DeProvence, "South B.R.", and the areas around Valley Park. Sadly, these areas, and others, are full of crime.
The average cost of a home in Baton Rouge, Louisiana is $140,000, while the average home price in the U.S. is $174,000. If you are wanting a new three bedroom home in a good neighborhood, expect to spend $250,000 or more. If you want an older three bedroom home in a good neighborhood, expect to spend around $170,000. If you are looking for an older three bedroom home in an area that is reasonably safe, but not necessarily good, expect to spend about $125,000. If you are looking for a house in the hood, you can spend as little as $30,000.
The cost of an apartment in Baton Rouge has also risen recently. In some of the newer complexes, you can expect to spend about $1,000 in rent for a two bedroom, or more. In some of the older apartment complexes, a two bedroom unit will cost you around $700 per month. In areas with a lot of student housing, such as Tigerland near LSU, you will likely spend around $450 per month for a two bedroom. Keep in mind that the costs vary a lot, so you need to do a lot of research.
